Challenge

To deliver a new mixed housing scheme of affordable rented and private homes for the Peabody Trust, on a busy curving light industrial site alongside a railway viaduct in Bethnal Green, East London.

Solution

Curving in line with the railway, the scheme has been created over 7-storeys, with the top two floors of private flats and penthouses subsidising affordable units on the lower floors. Inspired by the design of mid-19th Century Peabody schemes, the building uses a limited palette of substantial materials and is characterised by the playful use of brick to all elevations. On Mint Street, overlooking the railway, Ibstock Green Glazed bricks to the two lower floors create a distinctive base, contrasting with Staffordshire Blue Brindle to the upper floors, which cantilever out to emphasise the building’s horizontal nature. Recessed brick banding further accentuates the curved design while, to the north western elevation, which overlooks a courtyard and play area, Ibstock Pearl Smooth White brickwork creates a softer, lighter appearance.
